Common questions

Deeds, fees and process

How do you value my home?

We compare recent deed prices of similar homes sold in the same area over six months, active listings and the home’s floor, aspect, age and condition. We send a free written valuation report within 48 hours.

What is your fee?

For sales, 2% of the price + VAT from buyer and seller each; for rentals, one month’s rent + VAT. The fee is paid only when the deal completes.

How long does the deed transfer take?

Once documents are complete, a land registry appointment usually takes 3–7 business days; the transfer itself takes about an hour on the day.

Can foreigners buy property in Turkey?

Yes. Foreigners can buy homes outside military and security zones. A tax number, valuation report and a translator are required; we manage the process end to end.

How do deposits and contracts work for rentals?

Usually a deposit of one or two months’ rent. We prepare the contract, the inventory and a photo hand-over report.

Do you also publish on listing portals?

Every home in our portfolio is published on the major portals and our overseas buyer network after a professional photo shoot.
